NJ Property Tax Relief 2026: ANCHOR, Senior Freeze and Stay NJ Explained

New Jersey homeowners and renters may qualify for valuable NJ Property Tax Relief 2026, but many residents do not realize that there is more than one program available.
For Tax Year 2026, New Jersey offers three major property tax relief programs: ANCHOR, Senior Freeze, and Stay NJ. For eligible senior homeowners, these programs can provide significant financial relief.
NJ Property Tax Relief 2026 for Homeowners and Renters
The ANCHOR program provides property tax relief to eligible New Jersey homeowners and renters.
For Tax Year 2026, eligible homeowners may receive up to $1,500 depending on income, while qualifying renters may receive a smaller benefit.
However, residents age 65 and older should pay particular attention to two additional programs: Senior Freeze and Stay NJ.
Stay NJ: NJ Property Tax Relief 2026 for Seniors
Stay NJ is designed for New Jersey homeowners age 65 or older who meet residency, homeownership, and income requirements.
For Tax Year 2026, eligible homeowners with income of $100,000 or less may qualify for a Stay NJ benefit of up to $6,500, subject to program rules and property taxes paid.
Higher-income seniors with income up to $200,000 may also qualify, although different benefit limits apply.
Senior Freeze and NJ Property Tax Relief 2026
Senior Freeze is another important program for longtime New Jersey homeowners.
Instead of providing a standard payment, Senior Freeze generally reimburses eligible seniors for increases in property taxes compared with their established base year.
This can be particularly valuable for homeowners who have lived in the same New Jersey home for many years while their property taxes continued to increase.
One Application May Cover Multiple Programs
New Jersey residents age 65 or older can use Form PAS-1, Property Tax Relief Application, to be considered for ANCHOR, Senior Freeze, and Stay NJ.
Eligibility and benefit amounts depend on several factors, including age, income, residency, homeownership history, and property taxes paid.
Do not assume that receiving ANCHOR means you have received every property tax benefit available to you.
